Most buyers start with houses. My buyers start with strategy.
When you’re thinking about your next move, it’s tempting to begin by looking at listings. You may already have a neighbourhood in mind, a certain style of home, or even a particular street you’ve always loved.
Before we start scrolling through homes, I like to start somewhere else.
What kind of monthly payment feels comfortable for you?
You might not be ready to buy tomorrow but I need to understand what your next move can actually look like. A huge component of that is your monthly payment.
Start With a Lender
One of the first conversations I encourage my buyers to have is with a lender.
Knowing what you’re comfortable with financially gives us clarity. It helps us understand what your next home could look like before we get caught up in the excitement of beautiful kitchens, gorgeous backyards and homes that look perfect online.
If you are also selling your current home as part of the move, that conversation becomes even more important.
Your current home, the equity you’ve built, your next purchase and the monthly payment you’re comfortable with all become part of the bigger picture.
That’s where the strategy begins.
Your buying plan should be built around your life.
That’s why I like to start there.
Once we know what monthly payment feels right, we have a much clearer starting point for everything else.
Your Monthly Payment Can Open Up Completely Different Possibilities
Here’s something that can be surprising when you’re buying real estate in Etobicoke:
The same monthly payment can lead you toward completely different lifestyles.
You might choose a smaller home in one location with a shorter commute.
Or you might discover that moving slightly farther from your original search area gives you more space.
You might find a newer home with less immediate maintenance.
Or perhaps an older home with more land, character and potential is what gets you excited.
You might have started out thinking you absolutely had to live in one particular pocket of Etobicoke—and then discover another neighbourhood that gives you much more of what you actually want.
That’s why I don’t believe in simply taking a buyer’s initial search criteria and sending them listings.
We explore the possibilities.
“I Want to Live in Etobicoke.”
Great.
Now let’s get more specific.
What does living in Etobicoke mean to you?
Etobicoke isn’t one single lifestyle and that’s one of the things I love about working here.
Maybe you have your heart set on Eatonville.
Maybe you want a four bedroom detached 2 storey on a quiet residential street.
Maybe being close to transit matters more than having a huge backyard.
Maybe you want more space for your family.
Maybe you want to be close to parks, restaurants, shopping or the places you already spend your time.
Your search becomes much more interesting when we stop asking:
“Which house can I afford?” and start asking:
“Which lifestyle makes sense for me?”
That’s the conversation I want to have with my buyers.
Then We Reverse Engineer the Search
This is the framework I walk buyers through.
Start with the monthly payment.
Then we look at what purchase price makes sense.
Then we look at the neighbourhoods where that price range gives you the kind of home and lifestyle you’re looking for.
Then we look at the possibilities.
This is where having a strong understanding of Etobicoke real estate really matters.
Your options can change dramatically from one neighbourhood to another.
The goal isn’t to squeeze you into a particular neighbourhood because that’s where you started looking.
The goal is to discover where your payment and your priorities come together in the best way for you.
This Is Also How You Avoid Falling in Love With the Wrong House
House hunting is actually fun.
I want you to walk into a home and get excited picturing your life and future there!
I want you to imagine summer evenings in the backyard.
I want you to stand in the kitchen and think, “I could see myself and my family here.”
That’s part of the magic of buying a home!
There is a difference between falling in love with a house and falling in love with a home that actually fits YOUR goals.
When you know your strategy first, you can enjoy the beautiful houses without letting one amazing kitchen completely derail your plan.
You may discover homes and even neighbourhoods you wouldn’t have considered before. That’s one of my favourite parts of the process.
The search starts with what you think you want. Sometimes you find something even better.
The Lender You Choose Also Matters
There’s one more part of this strategy that buyers don’t always think about early enough:
The lender.
Not all lenders communicate the same way.
Not all lenders have the same loan options.
Not all lenders create the same experience for their clients.
Your financing isn’t just a number on a pre-approval letter. It’s one of the pieces that helps shape your entire home search.
That’s why I encourage my buyers to have the financing conversation early.
Not because you’re necessarily ready to buy tomorrow.
Because I want you to know what you’re comfortable with before we start looking.
And if you’re not sure where to start, that’s okay.
I can connect you with lenders I trust and help you understand the role financing plays in your Etobicoke home search.
Buying a Home in Etobicoke Should Feel Like a Plan Coming Together
This is the difference between simply looking at homes and actually having a buying strategy.
We’re not starting with: “Show me everything that’s available.”
We’re starting with: What do you want your life to look like?
What monthly payment feels right?
Where in Etobicoke could that lifestyle work?
What kind of home could you have there and what possibilities haven’t you considered yet?
Once we have those answers, we can go looking.
That’s when the fun begins and now, instead of looking at every beautiful house on the internet, we’re looking for your house.
The one that makes sense financially.
The one that fits your lifestyle.
The one in the neighbourhood where you can picture yourself and your family.
The one where you walk through the door and think:
“This could be it!”
Let's Start With Strategy. Then Let's Go Find Your Home.
If you’re thinking about buying a home in Etobicoke, whether you’re already focused on Eatonville or you’re still figuring out which neighbourhood is right for you, I’d love to help you build your search around more than just a list of properties.
I’m Milana Cizmar, an Etobicoke real estate broker and my approach starts with understanding what actually matters to you. Then we use that information to build a smart, personalized plan.
I don’t think buying a home should feel like randomly scrolling through listings hoping something works.
It should feel like discovering what’s possible.
Your comfortable monthly payment.
Your lifestyle.
Your neighbourhood.
Your home.
Let’s figure it out—and then let’s go find it!
